Security Deposit

Limit: No statutory limit on security deposits, but must be reasonable.

Return Period: 31 days after termination of tenancy. Must provide itemized statement of damages. If landlord fails to comply, tenant may recover twice the amount wrongfully withheld.

Rent Increases

90 days notice required for most non-week-to-week rent increases after the first year. Covered 2026 increases are capped at 9.5%.

Entry Notice

24 hours notice required for entry, except in emergencies.
